4. Although the subject property has some areas that the zoning code classifies as <br /> environmentally sensitive, there is enough land that is developable to justify applying the <br /> requested "Single Family Detached, 1 to 5 Dwellings per Gross Acre" land use <br /> designation and R-S zoning, to allow for further single family housing development on <br /> large lots. <br /> 5. Existing regulations will protect the environmentally sensitive portions of the subject <br /> property from the impacts of future residential development. <br /> 6. Water and sewer utilities are adequate to serve single family residential development on <br /> the subject site. <br /> 7. There has never been a comprehensive plan land use designation for the subject property. <br /> The proposed land use designation and zoning do not conflict with existing land use <br /> policies of the Everett General Plan. <br /> 8. The circumstances affecting the subject property are consistent with the "Purpose and <br /> Application" statement of the zoning code for the R-S zoning district. <br /> 9. Access to the subject property is through single family neighborhoods on streets designed <br /> and built for local single family neighborhood traffic. <br /> NOW, THEREFORE, BE IT RESOLVED that the Everett City Council hereby amends the land use <br /> designation of the Everett General Plan Land Use Map for the subject property, as depicted on the <br /> attached vicinity map, from "undesignated" to "Single Family Detached, 1 to 5 Dwellings per Gross Acre." <br /> Councilperson Introducing Resolution <br /> Passed And Approved this 13th day of April , 1994. <br /> Ci 'nci President <br />
