Delailed drawings in accordence with City Design and Construction Standards shall be suLmitted to the Public Works Department, showing site par�;ing layout, landscaping, utilities, stortn druinage, temporary construction erosion control, and all required improvements in the public right-of-way, Public Works Depertment approvel of these drawings is required prior to any permits being issued. All improvements shall be completed end approved warranted before the Occupancy Permit is issued/final approval is grented. 2. Full stendard (hal�street improvements are required to %" Avenue SG and 100`" ST SE, including but not limited to curb, gutter, sidewalks, strr,et widening nnd drainage control per City Design Standerds. 3. A walkway connection fram the sttucture to the public sidewelk is required. 4. Parking must be per City Zoning Cude and City Design and Construction StendArds. 5. Any grading/fill on this site shall be done so ns to not impact the surrounding properties. b. 'I'his project must comply with the current City of Gverctt Building Code nnd Sprinkler Ordinance. Pxisting sWctures require un upgrade to 1-hour construction. New construction is reyuired to be I-hour construction if less then 20' from the property line.
