Based <br />upon the existing 2.324 square foot building a minimum of 12 <br />parl�ing spaces is required. <br />A Use Permlt for the above described proposel is hereby granted subJect to :ue following <br />conditions: <br />Detailed drawings in accordance with City Design and Construction Standards shall be submitted <br />to the Public Works Department, showing site parking layout, landscaping, utilities, storm <br />drainage, temporary construction erosion control, and nll required improvements in the public <br />right-of-way. Public Works Department approval of these drawings is required prior to any <br />permits being issued. All improvements shall be completed and approved warranted before the <br />Occupancy Permit is issued/final approval is granted. <br />2. A Building Permit is required to change occupancy classification from that of a single family <br />residence to the proposed use and requires compliance with the State Building Code. <br />6. This structure is not currently connected to the ciry sewer main and must be connected thereto. <br />7. Special charges for connection to the sewer and water systems in accordance with Ordinance <br />1171-85 and subsequent revision are applicable. These charges are based on projected water <br />usage and can be substantial. Applicant is encouraged to obtain a copy of thc Ordinance and <br />determine estimated charges prior to building permit application. The actual charges shall be <br />computed by the Public Works Department per the ordinance in effect at the time and according <br />to the information on the approved plans at the time of building permit issuance. <br />R. A fire hydrant is required within 200 driving feet but not closer than 50 fcet of every structure. <br />
