You may not be aware that the city requires zoning <br />and buil�iing review and approval prior to a change of use or building alteration. The <br />subject property is zonad R•1 Single Family Detached Low Density; duplex structures <br />are not an outright permitted use within th?s zone. However, the R-7 Zone does allow for <br />accessory dwelling units when certain �onditions are met. In addition building permits <br />are required for any building, plumbing, andlor electrical alteration to structures cuvered <br />by the Uniform Building Code (UBC). <br />The City would like to enlist your cooperation in resolving this matter. Please contact me <br />within one week of the date of this letter to discuss the uses permitted on site, and the <br />proper steps to insure compliance with all City codes requirements. Failure to comply <br />with code requ?rements may result in lhe issuance of a Violation Citation, which could <br />result in a fine andlor costs being assessed against you.
