e. Prior to issuance of any permits, landscaping plans must be reviewed and aNproved <br /> by the Planning Department per Section 35.1000 of the 7oniny Code. The landscaping <br /> plan must show location and dimension of required vegelaled swales, tivelponds, detention <br /> ponds, rockeries and retaining walls, and grading at 2-foot intervals. irrigation systems <br /> must be provided in all landscaped areas per Section 35.140 of the Zoning Code. A 2-year <br /> maintenance assurance device must be provided for the landscaping per Section 35.1308 <br /> of the Zoning Code. <br /> f. The applicant must also provide inlerior landscaping in the parking area in accordance <br /> with the landscape plan dated February 20, 2007. <br /> 3i. �uilding faqade modulalion and roofline variation must be provided per Seclion 15.05C� of <br /> ihe Zoning Code The maximum permitted wall lengih without building faGade moduiation is <br /> 30 feet. <br /> Fire Department Commznls <br /> 1 Access - The Intemational Fire Code requires that all new structures shall provide Fire <br /> Department access roads to within 150 teet of all portions of the ground floor. Fire <br /> Department access roads (Fire Lanes) shall provide a minimum of 20 feet in width of <br /> unobsiructed, paved driving surface with a minimum ciear height o( 13'6" inside turn radii <br /> rnust be 35 feet. Slope approach and departure anples must not oxceed 10 degrees. <br /> Fire lane {�rade must not axceed 15 percent. Fire lane constniction must comply with <br /> AASHTO H30 load capac(ty. Fire Lanes vrill be posted and maintained as requued by lhe <br /> Fire Department <br /> 2 Access • O K as shown on the site plan revie�ved. <br /> 3 Two (2) Knox Boxes are reyuired, one at the main entrance and one al the extenor sprinF:ler <br /> room daor. <br /> 4 Fire Lane Markinq - Fire apparatus access roads shall be marked whenever necess�ry to <br /> maintain ihe unobslructed minimum required width of roadways. Fire lanes shall be marked <br /> as follo�vs: <br /> a Curbs shall be identified by red tr3fOc paint with a Ginch wide siripe on the top and <br /> iront, extending ihe length of the dzsignated fire lane <br /> b. Rolled curbs shall be idertified by red iraffic paint with a o-inch �vide stripe on lhe <br /> curb, extending ihe length of the designated fire lane. <br /> c. Lanes without curbs shall be identified by red traffic paint with a 6-inch wide stripe on <br /> the pavement, extending the length of the designated fire lane. <br /> d. The vrords 'NO PARKING - FIRE LANE' shall be in 3-inch stroke white letlers 1 B <br /> inches in height, and placed 8 �nches measured perpendicular ircm the red paint slripe on <br /> the pavement In most cases, both sides of the access road shall be marked Where long <br /> drives are to be marked, the repetitions shall alternate sides of the drive <br /> 7 <br />
