Conclusions: Adequate provisions foraccoss, utilities and public services for lhe proposal <br />can be accommodated. <br />3. The impact of trafffc generated by the proposed use on the surrounding area, <br />pedestrian circulation and public safety; and the ability of the proponent to mltigate <br />such potential impacts. <br />Finding: The proposal should not generate any additional traffic than currently exists. <br />Concluslon: No adverse impacts to traffic sre anticipated as a resull of the proposal. <br />4. The provision of adequate off-street parking, on-site circulatlon, and site access. <br />Finding: The site is developed with an existing 7,200 sq.ft. church building and 61 off- <br />street parking stalls. The number of parking slalls provided on site exceeds the amount <br />required by the Zoning Code. The new addition would not require any additional parking to <br />be provided on site. <br />Conclusion: The site has adequate parking for the proposal. <br />5. Compatibility oF proposed structures and improvements with surcounding <br />propertles, including the size, height, location, setback and arrangement of all <br />proposed buildings and factlitles, especially as they relate to Ilght and shadow <br />!mpacts on more sensitive land uses and less intensive zones. <br />Finding: The proposed addition will be constructed on the south side of the existing <br />building. There are no setbacks required for this particular use within the C-1 zone, <br />however the addition will be setback twenty feet (20') from the west property Iine and 160' <br />from lhe southern property iine. There is existing landscaping along lhe perimeter ot the <br />site. The addition will be connected to the existing building by a breezeway, and wfll be <br />constructed at a height of 33-34', which is below the permitted helght in the zone. The <br />addition will be constructed with materials similar to the existing bufiding. <br />Conclusion: The proposal is not anticipated to have any adverse impacts on lhe <br />surrounding properties. <br />The number, s(ze and locatfon of �igns, especially as they relate to more sensltivo <br />land uses. <br />Finding: No signage is proposed at tFiis time, however any new signage will require a sign <br />permit compliant with the City of cverett Zoning Code. <br />Conclusion: Not applicable. <br />The landscaping, buffering and screening of buildings, parking, loading and storage <br />areas, espectally as they relate to more sensl!Ive land uses. <br />��5� <br />
