If improvements made <br />to the site as a result of the proposal equal 35% or more of the buildings assessed <br />valuation, additional landscaping may be required. <br />Conclusions: Landscaping exists on the site already. Additional landscaping may be <br />required during the building permit prucess. <br />8. The generat(on of nuisance Irritants such as noise, smoke, dust, odor, glare, visual <br />blight or other undesfrable impacts. <br />Flnding: The proposed use will not result in any additional nufsance impacts than current�y <br />exists, other than those commonly associated with building construc8on. Consistency with the goals and policles otthe Everett General Plan for the area and <br />land use designation in which the property is located. <br />Finding: The site is designated 4.4 Mixed Use Cummercial — Multiple Family on the City of <br />EveretPs Compreliensive Plan map. <br />Conclusion: The Comprehensive Plan (or the City states that essential public facilities shall <br />be located so as to pruvide the necessary service to ti�e intended users of the facility with <br />the least amount of impacl on surrounding uses. The prop�sed use Is consistent with these <br />Comprehensive Plan policies. The use is consistent with the General Plan. <br />1Q. Compliance with the provisions of this Ordinance and ather Ciry, State and Federal <br />regulations. <br />Finding: All necessary building and associated permits must be obtained for the proposal <br />prior to construction. <br />Conclus(on: The proposal will comply with the provisions of the City's Zoning Code and <br />the applicant must obtain any required City, Slate and/or Federal permits. <br />11. Accessibility to public trensit, and traffic reductlon measures proposed by the <br />applicant to reduce dependence oi the proposed use on the automobl�e. <br />F(nding: The site has (rontage along 11216 Street SW, and is located just west of Evergreen <br />Avenue, which is served by public transit. <br />Conclusion: The proposal is located near existing bus routes. <br />3/5 <br />
