INFORMATION FOR DEVELOPER: <br />The following informaticn is provided for lhe developer's benefit. These are not SEPA condilions but are <br />associated wilh other laws or requiremenis. All requirements are preliminary in nature, and are based upon <br />the preliminary site plan and ihe ordinances in effect at lime of submittal for SEPA review. The proposal <br />must comply with all ordinances in effect at the time a complete building permit application is filed, <br />including those not specifically set forth herein. (Exception: For vesting under ihe Zoning Code, <br />please refer to Section 44 of Ihe Zoning Code). Conlact the Planning Depariment for information regarding <br />appeals processes for ihe reyuirements listed in ihis document <br />Access - The Uniform Fire Co�e requires that all new structures shall provide Fire Department <br />access roads to within 150 feet o( all portions of the ground floor. Fire Depariment access roads <br />(Fire Lanes) shall provide a minimum of 20 feet in wid�h ot unobstructed, all-season rlriving <br />surface with a minimum dear height o( 13'6". Fire Lanes will be posted and maintained as <br />required by the Fire Department. <br />The site plan does not indicate compliance. Install an NFPA 13 sprink/er system. <br />2 A fire hydrant is required within 200 driving feet, but not closer than 50 feet, of every structure. <br />Location of ihe hydrant(s) shall be approved by the Fire Marshal <br />3. Fire Flow - Fire flow requirements tor ihis structure are 1,500 gpm. <br />4. Portable Fire Protection - A portable fira extinguisher with a minimum U.L. rating of 2-A:10-B:C <br />shall be provided within 75 feet of iravel on all (loois o( aach building during consiruction and prior <br />to occupancy. <br />5. Fire Alarm Svstem - An approved automatic fire detection system shall be provided as required by <br />C�ty Ordin�nce Na 1902-92, Chapter 1676, of lhe Everett Municipal Code. <br />Plans for such system shall be submitted tc the Fire Marshal for review and approvai prior tc <br />installation. Submittal shall i::clude cut sheets o( all equipment inlended for use. Appropriate trip <br />tesis, �vitnessed by a Fire Department inspector, shall be performed, along with a certiticate of <br />comple6on, prior to final acceptance of the system. <br />Fi�e alarm systems shall be installed according to NFPA Standard 72. Installation of fire alarm <br />components, including basic w�ring, may not commence be(ore plans are approved by the fire <br />Depariment Plan Reviewer. Fire alarm drawings must be protessionally rendered, in sufficient <br />detail, and must be internally consistent. Riser diagrams must match installation plans and load <br />calculations. Components must be listed and approved for use togethec Changes to plans must <br />�nclude new drawings and calculations and musl be approved by the Fire Department Plan <br />Reviewer prior to instaCation. Fire alarm installation is subject to fleld inspection by a Fire <br />Department Inspector. An approved set of plans and the Building Department electrical permit <br />rnust be present for any installation inspection. <br />F�re alarm systems shall be installed under permit of the City o( Everett Building Dep2rtment. <br />Electrical inspections and approval are required prior to calling'or acceptance tests.
