f. Prior to iasuance of any permits, landscapinq plans must be reviewed and approved by the Planninq Department per Section 35.100 of the Zoninq Code. The landscapinq plan must show location of required grassy swales, rockeries and retaininq walls, and aradinq at 2 foot intervals. irriqation systems muat be provided in all landscaped areas per Section 35.130 of the Zoninq Code. A 2 year maintenance assurance device must be provided for the landscapinq per Section 35.1308 of the Zoning Code. 15. The buildinq entrance canopy should have a minimum of 12 feet of clearar.ce to allow for passaqe of paratranait vehicles. The line of porte� cochere shall not extent into the designated 20 foot front setback line without a variance. 16. Buildinq facade modulation and roofline variation must be providad per Section 15.050 of the Zoninq Code. The maximum permitted vall length without buildinq facade modulation is 30 feet. 17. The Uniform Fire Code requires that all new structures must provide Fire Department access roada to within 150 feet of all portions of the ground floor. Fire Department access roads (fire lanes) will provide a minimum of 20 feet in width of uncbatructed, all season drivinq surface with a minimum clear heiqht of 13,6". Fire lanes will be posted and maintained as required hy the Fire Department. Note: The full required width of fire nparatus roads shall not be obstructed in any manner, incliidinq parkinq of vehicles, placement of qarbage dumpster, gtc. 18. Premise idenkification and all required Fire Department access roads and fire hydrants must be in service pri.or to commencement of construction. 19. Bnsed upon 50,000 square feet of Type V-1 hour, sprinklered construction, the fire flow requirement is 2000 GPM. Note: Based on this fire flow, two (2) available hydrants are required. Hydrants must be within 200 drivfng feet but not closer than 50 feet to all structures and must comply with Appendix III-B cf the Uniform Fire Code, 1991 Edition.
