8. Parkinq must be per City Zoninq Code and City Desiqn and Construction Standards and Specifications. 9. Placement and screeninq of refuse disposal areas must be provided per Section 39.080 of the Zoning Code. l0. Any rockeries or retaininq walls proposed in required setback arsas muat be in conformance with Section 39.150 of the Zoninq Code. 11. Rooftop mechanical equipment, including vents must be screened per Section 39.040 of the Zoninq Code. ]2. Buildinq setbacks in the R-3 Multiple Family Medium Density zone must be a minimum of 20 Peet front yard, 5 feet side yard, and 20 feet rear yard. Building height shall be a maximum of 35 feet. t3. Maximum lot coverage by nursinq home buildinqs in the R-3 zone is 40$. The proposal calls for a 33,826 sguare foot or 37.58% buildinq footprint on the 90,006 square foot (2.07 acres) site. 14. Landecap:ng must be provided per Section ]5 of the Zoning Code. At a minimum thie must include the following: a. Nursinq homes within R-3 zones are subject to Landscape Cateqory B(Type III) as par Section 12.04, Use-Standards Table of the Zoninq Code. b. A landscape strip a minimum of 10 feet wide muat be provided in the front yard setback area alonq the 112th street SW and Paine Field Way frontaqe, except for the driveway. This area shall be planted With Type iiI landscapinq. c. A landscape strip a minimum of 5 Feet wide must be provided alonq the east and northwest property lines. This area shell be planted with Tyre I landscapinq. d. A landscape strip a minimum of 15 feet wide must be provided alonq the north property line where the property abuts existinq einqle family residences. This area shell be planted with Type II landscapinq. e. A minimum of 3,520 aquare feet of landscaping shall be provided in the interior of the parking lots for the 55 proposed parkinq stalls.
