f. Prior to issuance oE any permits, landscapinq <br />plans must be reviewed and appcoved by the <br />Planninq Departmen�� per Section ]5.100 oE the <br />Zoninq Code. The Landscapinq plan must shuw <br />locatlon of required qrassy swales, rockeries and <br />retaininq walls, and qradinq at 2 foot intervals. <br />Irrigation systems must be provided in all <br />landscaped area3 per SecCion 35.130 of the Zoninq <br />Code. A 2 year maintena:�ce assurance device must <br />be provided for the land>capinq per Section <br />�5.1308 of the 2oning Co�ie. <br />15. The buildinq entrance canopy should have a minimum of <br />12 feet of clearance to allow for passaqe of <br />paratransit vehicles. The lin�� oP porte' cochere shall <br />not extent into the designated 20 foot front setback <br />line without a variance. <br />�16. Buildinq facade modulation and roofline variation must <br />be provided per Seccion 15.050 of the Zoninq Code. The <br />maximum permitted wall lenqth without buildinq facade <br />modulation is �0 feet. <br />17. The Uniform Fire Code requires that all new structures <br />must provide Fire Department access roads to within 150 <br />feet of all portions of the ground floor. Fire <br />Department access roads (fire lanes) will provide a <br />minimum of 20 feet in width of unobstructed, all season <br />drivinq surface with a minimum clear heiqht of 1�,6". <br />Fire lanes will be posted and maintained as required by <br />the Fire Department. <br />Note: The full required width of fire apara�us roads <br />shall not be obstructed in any manner, includiny <br />parkinq of vehicles, placement of garbage dumpster, <br />etc. <br />18. Premise identification and all required Fire Department <br />access roads and fire hydrants must be in service prior <br />to coamencement of construction. <br />19. Based upon 50,000 square Peet of Type V-1 hour, <br />sprinklered construction, the fire Elow requirement is <br />2000 GPM. <br />Note: Based on this fire flow, two (2) available <br />hydrants are required. Hydrants must be within 200 <br />driving feet but nnt closer than 50 feet to all <br />structures and mi:,� comply with Appendix III-0 eP the <br />Uniform Fire Co�e, 1991 Edition. <br />
