f. Prior to issuance oE any permits, landscapinq plans must be reviewed and appcoved by the Planninq Departmen�� per Section ]5.100 oE the Zoninq Code. The Landscapinq plan must shuw locatlon of required qrassy swales, rockeries and retaininq walls, and qradinq at 2 foot intervals. Irrigation systems must be provided in all landscaped area3 per SecCion 35.130 of the Zoninq Code. A 2 year maintena:�ce assurance device must be provided for the land>capinq per Section �5.1308 of the 2oning Co�ie. 15. The buildinq entrance canopy should have a minimum of 12 feet of clearance to allow for passaqe of paratransit vehicles. The lin�� oP porte' cochere shall not extent into the designated 20 foot front setback line without a variance. �16. Buildinq facade modulation and roofline variation must be provided per Seccion 15.050 of the Zoninq Code. The maximum permitted wall lenqth without buildinq facade modulation is �0 feet. 17. The Uniform Fire Code requires that all new structures must provide Fire Department access roads to within 150 feet of all portions of the ground floor. Fire Department access roads (fire lanes) will provide a minimum of 20 feet in width of unobstructed, all season drivinq surface with a minimum clear heiqht of 1�,6". Fire lanes will be posted and maintained as required by the Fire Department. Note: The full required width of fire apara�us roads shall not be obstructed in any manner, includiny parkinq of vehicles, placement of garbage dumpster, etc. 18. Premise identification and all required Fire Department access roads and fire hydrants must be in service prior to coamencement of construction. 19. Based upon 50,000 square Peet of Type V-1 hour, sprinklered construction, the fire Elow requirement is 2000 GPM. Note: Based on this fire flow, two (2) available hydrants are required. Hydrants must be within 200 driving feet but nnt closer than 50 feet to all structures and mi:,� comply with Appendix III-0 eP the Uniform Fire Co�e, 1991 Edition.
