The Impact of traHlc generated by the propnsed use on the surrounding area, <br />pedestrian circulation and public safety; and the abllity of the proponent to mltlgate <br />such potentlal Impacts. <br />Finding: The proposal should not generate any additional traffic than currently exists. <br />Concluslun: No adverse (mpacts to traffic are anticipated as a result of li�a proposal. <br />4. The provlsion of adequate oft-street parking, on-slte circulatlon, and sita access. <br />Finding: The site is unmanned and t eiefore does not reyuire any pertnanent on site <br />parking. <br />C:onclusion: The site has adequate parking tor the proposal. <br />5. Compatibllity of proposed structures and improvements with surrounding <br />propertles, tncluding the size, height, locstlon, setback and arrangement of all <br />proposed buildings and facllities, especially as they relate to Iight and shadow <br />impacts on more sensitive land uses and less fntensive zones. <br />Findfng: The proposed structure is less than 48" in height. A solid board fence will be <br />provided around the structure and addilional landscaping will be provided on the perimeter <br />of the fence, in order to pro�ide a visual screen from the neighborhood. <br />Conclusion: Nodce will need to be provided to the adjacent properties prior to fnstallation <br />of the structures. The proposal is not anticipated to have any adverse impacts �n the <br />surrounding properties. <br />6. The number, size and Iocatlon of signs, especlally as they relate to more senslGve <br />land uses. <br />Finc'ing: No new signage i: proposed at this time. However any new signage will require a <br />sign permil compliant with the City of Everett Zoning Code. <br />Conclusion: Not applicable. <br />7. The landscaping, buHering and screening oi bulldings, parking, loading and storage <br />areas, especlally as they relate to more sensitive land uses. <br />Findings: Landscaping wili be provided around the perimeter of the new structure to <br />provide a visual screen and a buffer to the residentlal activity. This landscaping should <br />include a mixture of trees and shrubs. <br />Concluslons: New landscaping will be provivad on site, a landscape plan will be required <br />at time of building permit application. <br />8. The generetlon of nulsance ircitants such as nolse, smoke, dust, odor, glare, vlaual <br />bllght or other undesirable Impacts. <br />
