Finding: The proposed use will not result in any addilional nuisance impacts lhan currently <br />exists. The generator will be enclosed in a maximum e�ciency sound attenuated housing <br />for the highest possible degree of noise abatement. <br />Conclusion: No noise, smoke, dust, odor, glare, visual blight or other undesirable impacts <br />are anticipaled as a result ofthe proposal. <br />9. Consistency with the goals and pollcies of the Everett General Plan for the area and <br />land use designation in which the property is located. <br />Finding: The site is designated 1.2 Single Family Delached 5-10 Dwellings per gross acre. <br />Conclusion: The Comprohensive Plan for the City states that essential public facilities shall <br />be located so as to provide the necsssary service to the intended users of the facilfry with <br />lhe least amount of impact on suRounding uses. The proposed use is consistent with these <br />Comprehensive Plan policies. The use is consistent with the General Plan. <br />10. Compllance with the provisions ot this Ordinance and other City, State and Federal <br />regulations. <br />Flnding: All necessary building and associated permits must be obtained for the proF�sal <br />prior to construction. The proposed structure is less than 48" in height and therefore is <br />cons(dered a mfnor above ground uliliry. <br />Concluston: The proposal will comply with the provisions of the City's Zoning Code and <br />the applicant must obtain any required City, State and/or Feder•I permits. <br />11. Accesslbility to Qubllc transit, and treffic reduction measures proposed by the <br />applicant to reduce dependence of the proposed use on the automoblle. <br />Finding: The structure is an unmanned facility, and therefore will not generate any <br />addition&I pedestrian traKc. <br />Concluslon: Criterion is not applicable. <br />SPU SPECIFIC EVALUATION CRITERIA: <br />Subsection 41.150.D.1.b. of the Zoning Code - Special Property Use Permits - contains speci(ic <br />evalualion criteria for Above Ground Utility and Communications Facilities. Many of these criteria <br />are intended to address new pole constructfon and do not apply to this application, as it is <br />considered a minor above ground utility feature. <br />DECISION: The proposal is approved as submitted subject to compllance with the following <br />conditions: <br />The applicant is responsible for providing notification to all adJacent property ownc�rs prior to <br />the installation of ihe slructure. This notificatfon should at a minimum describe the location <br />
