oard of Adjustment
September 8, 1986
Page 4
Chairman Hoaqland commented, in response to a letter from four adjoining
property owners, that the Board tias no autt;ority to act on the height
limitation oz anything else except the requested vaziance.
No one else spoke for or against the variance request.
Motion: Marie Sullivan moved to qrnt the variance as recommended by Staff,
with the followinq conditions: the building footprint shall not be
increased, and the applicant shall obtain all necessary Building
permits. The motion was seconded by Everett Miller with the comment
that he considers this a reasonable request.
Vote: nanimous in favor of granting the variance.
Item 5:
Applicant: Dennis Katsel
10607 Holly Or.
Everett, Washington
Project Location: 5502 Ocean Ave.
Zonin : R-S
Variance Requested: Variance from E.M.C. 19.i2.050(A) Front Yard, to allow an
existing attached carport that is 55.66 feet from the
centerline of Ocean Ave. instead of the 65 feet required
by Code to be exten3ed six feet and enclosed for use as
a garaqe.
Pearl Maddy sucr¢narized the staff report (see Variance File No. 32-86) and
presented viewfoils of the property.
Pete Stallgis of 5505 Ocean, who lives acros the street from the appllcant,
stated that he is concerned because the property does not meet Coc'e requiremeits
at present, and granting the variance would make it more nonconfrming. In his
opinion, this represents a substar.tial variance from Code. In response to a
question from Ross Hoaqland, the applicant stated that the granting of this
variance would not affect his propertf in any way, however he does not like
the idea.
The applicant, Dennis .Catsel of 1U607 Holly Dr., stated that even with the
additional six feer. r=quested, he would still be 49.6 fer back from the
centerline, which is farther back than a lot of the other homes in the area.
In response to a question from Everett Miller, he stated that he has put a new
roof on the house ar,d has replaced tkie bathroom floor as well as other floors.
Furthermore, he had to drain underneath the house hcfore he could get the loan
approved.
