Lot whleh Nould <br />have a gross floor area ratio of .51 instead of the .30 alloued by Co�1c. <br />on the following described property <br />Beginning at the S.E. corner of Gov't. S.E. <br />The Board of Adjustment, .^olloxing a public hearing on said application held <br />on September 8, 1986 and further having revieued all testimony, makes the <br />following Findings� Conclusions and Order: <br />FINDINCS AND CONCLUSIONS: <br />1. That thare have been e�cceptional or extraordinary ci.reumst,3nces or <br />eonditions applying to the subject property or as to the intended use <br />thereof that d� not a{+ply generally to other properties in the same <br />viciniLy or zone. <br />Finding: City zontrg code deftnes "Cros� Floor Area Ratto" a� the sum <br />of all the floors of a buil�ling divided by the tot area. The City <br />Ceels a more reasonable way to limit lot coverage would be to consider <br />Lhe Cootprint of the building as the basis for figuring gross floor <br />area ratio since there is already a height limitation that controls the <br />number of floors. In the past, the grose floor area ratio has ��ot boen <br />uniformly enforced; however, the City feels that ratner than <br />disregarding the code St is more appropriate to consider applications <br />for varianee on an individual Gzsis until the zoning code is changed. <br />In this case the Applir_ant is propo9ing a two-story house and the <br />actual foot:print of the strucLure (1,320 sq. ft.) will cover only 24$ <br />of the 5,606 sq. ft. lot. <br />The lot was certifled as a nonconformi.ng lol; even though it does not <br />mr.et minimum lot size since it was creatPA in 19i10 prior to County <br />zonin�; and prior to annexation to the City. <br />Cunclusiont The varianco as proposed by the qpplicant a�pears to be a <br />reasonable request. <br />2.
