Per City standards, a chainlink or solid wooden fence a minimum of 4 feet high <br />must be placed along the edge of the defined limits of the environmentally <br />sensitive areas prior to the initiation of any land alteration activities on the site. <br />(SEPA Water and Plant and Animal Policies) <br />20. A spocially designated area is required for washing of cars by tenants of the <br />complex. The area must be hydrologically isolated from the rest of the site, be <br />covered, and washwater from the area must drain to the sanitary sewer after <br />being routed through a baffle-rype oiWvater separator designed to City <br />standards. S!gns must be posted on the site IimiGng car washing to the <br />designated area o�ly. The tenant lease or rental agreement must contain a <br />Gause prohibiting car washing on tho site outside of the spocially designated <br />area. A covenant must G.� recorded and signed by the owner stating that such a <br />Gause will be wntten into [he tenant leases and/or rental agreements. In <br />addition, a note stating that car washing is only pertnissible in the Gesignated <br />area must be inGuded on the stortn drainage plans. <br />As an altemative to the specially designated car washing area, hose bibs can <br />be eliminated from the site or tenant access to them prevanted. If this option is <br />exercised, the tenant lease or rental agreement must contain a Gause <br />prohibiting car washing on the site. A covenant must be recorded and signed <br />by the owner stating that suc'r� a clause will be written into the tenant leases <br />and/or rental agreements. In additlon, a note stating that car washing is <br />prohibited on the site must be added an the stortn drainage plans. (SEPA <br />Water and Plant and Animal Policies) <br />21. To prevent degradation of stortnwater runoH from the site, the tenant lease or <br />rental agreement for the projed must contain a Gause prohibiting vehiGe <br />maintenance on the site. A covenant must be recorded and signed by the <br />owner stating that such a Gause will be written into the tenant leases and/or <br />rental agreements. (SEPA Water and Plant and Animal Policies) <br />22. All stortn drains in the complex must be stenciled with substantially the following <br />language: "Dump no waste, drains to stream." This reminder is typically spray- <br />painted onto the ground adjacent to the catch basin with the use of a stencil. <br />The treatment must be repeated when the paint wears oH (approximately <br />annually). The developer/owner may either pertortn the stenciling, or give <br />pertnisaion for volunteer groups to enter onto the property and peAortn the <br />stencilinq. To prevent pesticidos and nutrients used in landscape areas from impacting the <br />water quality of the wetiands and stream, the use� of chemieals shall be <br />prohibited in yard areas on the perimeter of the site and other yard areas <br />adjacent to wetlands. Signs noting the presence of the habitat areas and the <br />stated prohibition and reasons for not applying chemicals within these areas <br />shall be installed in the rear yards. In addition, a covenant shall be recorded <br />apainst the property which states that chemicals will not be used in these <br />areas.
