tilitias <br />Findin : The general regulations require that utilit� distribution lines. <br />service lines, and connections shall be underground. <br />The Ciry received a comment from Washington Natural Gas requesting that <br />the installation oF natural gas be included as part of the Shorelii�e Permit. <br />The installation ot natural gas service along the frontage of the property <br />and within the site should be covered under the proposed shoreli��e pertnit. <br />However, the City has not reviewed proposed entensions of n�tural gas <br />lines from off-site areas, and the notice for the Shoreline pennit did not <br />include any extensions in the description of the proposal. If Washington <br />Natural Gas proposes to install facilities in the area, they will have to obtain <br />the appropriate pertnits. <br />Conclusion: The shoreline pertnit should include a requirement that all <br />utilities be installed underground. <br />If Washington Natural Gas proposes to install facilities in the area, other <br />than along the subject property's frontage and within the subject property, <br />they must obtain the appropriate pertnits. <br />Roada and Rallroads <br />Findin : The general regulations require that all cut and fill slopes be <br />stabilized and planted with grasses, shrubs, and/or trees appropriate to the <br />adjacent shoreline area. <br />The regulations also require that all excess construction materials be <br />removed from the shoreline area. <br />Frontage improvements will be required to the property's frontage, including <br />curb, gutter, sidewalk, drainage control and transitions per Ordinance 555- <br />78, as amended. The road improvements will be on the south side of <br />Silver Lake Road (121st St. SE). Silver Lake is north of Silver Lake Road. <br />Landscaping is required in the setback areas along the property's frontage <br />on Silver Lake Raad. (See Conditions 15 and 20 on Attachment 3 to the <br />MDNS.) In addition, all excess public right-of-way must be landscaped on <br />the Phase II frontage per Zoning Code requirements. The shoreline <br />pertnit should require that all excess nght-ot-way on Phase I also be <br />landscaped. <br />Conclusion: The Shoreline Pertnit should require that all excess public <br />right-of-way between the irontage improvements and the lot line be <br />landscaped to Type III Standards of the current Zoning Code. <br />
