g. Periortnance guarantees are required for the street and utiliry improvements. <br />10. A one-year guarantee is required on the public improvements tor an amount not <br />less than 10% of the cost of construction and shall run For one year from the <br />date of issuance of the first Occupancy Pertnit for the project. <br />11. A two-year guarantee is requi;�ed for private retentioNdetention or other <br />drainage treatmenUabatement facilities serving areas larger than one acre. <br />12. On-site watertnain will be staked within an easement to the City. The easement <br />will be submitted to the City pnor to the issuance of pertnits. <br />13. As-builts of stortn sewer, sanitary sewer, and water systems will be required to <br />be submitted per City design and construction standards and specifications. <br />14. Phase I- A minimum of 5 percent of the interior of the parlcing lot must be <br />landscaped per Section 19.40.050 of the Zoninp Code. Landscaping must be <br />provided per the City's Desian and Construction Standards and Saecifications. <br />Landscaping must consist of the following: <br />a. No required landscape area shall be less than 64 square feet in area or <br />five (eet in width. <br />b. There shall be one tree, a minimum of six feet high at the time o( <br />planting, planted tor each one-hundred (100) square feet of landscape <br />area or fraction thereoi. There shall be at least one tree for each <br />landscape area which is less than 100 square feet in area. Up to fifty <br />(50) percent of such trees may be deciduous. <br />c. Shrubs and ground cover shall be provided in the required landscape <br />areas. Shrubs shall be planted at a density of 5 per 100 square feet of <br />landscape area. Up to fifty (50) percent of shrubs may be deciduous. <br />Groundcover shall be selected and planted so as to provide ninety (90) <br />percent coverage within three years of planting. <br />15. Phase I- Landscaping must be provided per Section 19.19.110 of lhe Zoning <br />Code. At a minimum this must include the following: <br />a. A landscape strip a minimum of 10 feet wide must be provided in the <br />front yard setback area along fhe Silver Lake Road frontage, except for <br />the driveway. This area shall be planted with vegetation to provide a <br />visual screen between the right-of-way and the development. At a <br />minimum, landscaping shall consist of a 10-foot wide landscaped <br />cortidor of a combinaGon ot evergreens, deciduous Vees, shrub� and <br />groundcover. <br />b. A landscape strip a minimum oi 15 teet wide must be provided along the <br />west property line and the south property line, except adjacent to the <br />wetland buffer. Landscaping must provide a visual screen . At a <br />minimum, landscaping shall consist of a 15 foot wide landscaped <br />cortidor of a combination of evergreens, deciduous trees, shrubs and <br />groundcover. In addition, a flve to six toot high solid wo�d or masonry <br />tence shall be provided along these property lines. <br />
