530.00, City of Everett datum. All structures should be constructed al leas� two <br />feet above the 100 year flood elevation. The site is not designated as ':eing <br />within the flood fringe distnct. However, the Cibj recommends compliance with <br />the flood �ringe development standards. <br />Section 30.040.C. of the Zoning Code lists the following development standards <br />for uses in the urban and rural flood fringe districts. <br />a. The first floor of structures and outdoor storage areas shall be two (2) <br />feet above the repulatory flood protection elevation. <br />b. The elevation of the site shall be two (2) feet above the regulatory flood <br />protection elevation for a distance of fikeen (15) feet beyond any <br />structure in any direction. <br />c. All parking areas and driveways shall be no lower than one (1) foot <br />below the regulatory flood protection elevation. <br />d. Compliance with Federal Regulations Title 44 CFR Pari 60.3 and <br />Subsection 30.050 of this Ordinance is required. <br />8. The Snohomish County PUD currenUy has sufficient capacity to serve the <br />proposed development. For infortnation about the electrical service <br />requirements for this project, please call Dawnell Howard of the Distncfs <br />Customer Engineering Office, Everett, at 258-8294. <br />9. GTE Northwest Incorporated will provide service to the site. However, new <br />telephone cable construction will be required in conjunction with the site <br />development. GTE's engineering will begin when they are notified of your <br />construction schedules and telephone requirements. <br />It will be the developers responsibility to provide a suitable combination of <br />conduit and trenching and/or riser conduit to accommodate GTE's network <br />communications cable within the complex. Provided lhat an acceptable <br />combination of conduit and/or trenching are incorporated into the project to <br />accommodate GTE's entrance cable, there will be no costs to the developer for <br />GTE's cable. <br />If a rearrangement of existing cab!es on premise or on the right-ot•way is <br />necessary, appropriate charges will be estimated and GTE's Guaranty of <br />Payment fortn will be (onvarded to you for your signature. Prior to <br />commencement of GTE's engineerinq for such reaRangement, a deposit will be <br />required. To insure timely lelephone service, GTE requests ninety (90) days <br />lead tlme for engineering, procurement, and installation of cable and/ or GTE's <br />equipment. <br />Please contact Dick Hayer, Senior Engineer, at 356-4053 should you require <br />additional infortnation. <br />10. The buildings should be designed to accommodate the storage of recyclable <br />materials, both in the housing units and next to the refuse disposal areas fur <br />centralized collection. <br />11. The owner should consider setting aside a small area of the site to compost <br />yard anC garden debris from this projed. <br />
