ATTACHMF_NT 3 <br />CASPER CREEK REVISED MDNS (SEPA #92-89) <br />INFORMATION FOR DEVELOPER: <br />The following infortnation is provided for the developers benefit. All comments are <br />preliminary in nature, and are based upon the preliminary site plan and lhe ordinances <br />in effect at time of submittal for SEPA review. The proposal must comply with all <br />ordinances in effed at the time a complete building pertnit application is filed, including <br />those not specifically set forth herein. (Exception: For vesting under the Zoning Code, <br />please refer to the Casper Creek Vesting Decision dated July 31, 1992.) These <br />conditions are not appealable under SEPA. Contact the Planning Department for <br />infortnaGon regarding appeals procr+sses for the requirements listed in this document. <br />Requfroments of Exi�ting Codes and Ordinances <br />Detailed drawings in ac:ordance with City Design and ConsWction Standards <br />shall be submitted to the Public Worics Department showing site parking layout, <br />landscaping, utilities, stortn drainage, temparary construction erosion control, <br />and all reyuired improvements in the public right-of-way. Public Wo�ks <br />Department r�pproval of these drawings is required prior to any permits being <br />issued. All irnprovements shall be compieted, approved, and warranted before <br />Occupancy pertnits are issued. <br />2. Full standard street improvements are required to the property's frontago on <br />Silver Lake Road, inGuding but not limited to curb, putter, sidewalk, drainaga <br />control, and Vansitions per City Standards per Ordinance 555-78 as amendod. <br />3. On-site detention is required per City Standards. AII stommNater facilities, <br />inGuding dotentiun facilities, wetr�onds and vegetated swaies, must bo located <br />outside wetland and sVeam buHer areas. Wetlands may not be used for <br />detention of stortnwater. <br />4. Special charges for connection to the sewer and water systems in accordance <br />with Ordinance 1171-85, and subsequent revisions, aro applicable. These <br />charges are based on projected water usage and can be substantial. The <br />Applicant is encouraged to obfain a copy of the ordinance ai;d detertnine <br />estimated charges prior to building pertnit application. The actual cost shall be <br />computed by the Building DepaRment per the ordinance in sHect at the time <br />and axording to the in(ortnation provided on the approved plans cn the date of <br />pertnit isauance. <br />5. A looped public water main is required to produce 2,000 GPM per City Design <br />Standards and Fire Marshal requirements. <br />8. A public sewer main must be installed per City Design Standards. <br />Ciry streets are to be kept Gear of dirt and debris at all times during <br />construction. Dust suppression and sVeet cleaninp must occ�ur as directed by <br />the Fublic Worics Inspector. <br />8.
