PeAortnance guarantees are required for the street and utility improvements. <br />10. A one-year guarantee is required on the public improvements tor an amount not <br />less than 1096 of the cost of construction and shall run for one year from the <br />date of issuance of the first Occupancy Pertnit for 1he project. <br />11. A two-year guarantee is required for private retenGon/detention or other <br />drainage treatmenVabatement faciiities serving areas larger than one acre. <br />12. On•site watermain will be staked witl�in an easement to the City. The easement <br />will be submitted to the City prior to the issuance of permits. <br />13. As-builts of stortn sewer, sanitar, sewer, and water systems will be required to <br />be submitted per City design a-,d construdion standards and specifications. <br />14. Phase I- A minimum of 5 perr,ent oi the interior of the parking lot must be <br />landscaped per Section 19.40.050 oi the Zoning Code. Landscaping must be <br />provided per the Ciry's Desian and CensVuction Standards and Soecifications. <br />Landscaping must consist of the following: <br />a. No required landscape area shall be less than 84 square feet in area or <br />five feet in width. <br />b. There shall be one tree, a minimum of six feet high at the time of <br />planting, planted for each one-hundred (100) square feet of landscape <br />area or fraction thereof. There shall be at least one tree for each <br />landscape area which is less than 100 square feet in area. Up to fiky <br />(50) percent of such trees may be deciduous. <br />c. Shrubs and ground cover shall be provided in the reyuired lands�:ape <br />areas. Shrubs shall be planted at a density of 5 per',00 square feet of <br />landscape area. Up to fifty (50) percent oi shrubs rt�ay be deciduous. <br />Groundcover shall be selected and planted so as to provide ninety (90) <br />percent coverage within three years of planting. <br />15. Phase I- Landscaping must be provided per Section 19.19.110 of the 2oning <br />Code. At a minimum this must inGude the followin{�. <br />a. A landscape strip a minimum of 10 feet wide must be provided in the <br />front yard setback area along the Silver Lake Road frontage, except for <br />the driveway. This area shall be planted with vegetation to provide a <br />visual saeen between the right-o(-way and the deveiopment. At a <br />minimum, landscaping shall consist of a 10-foot wide landscaped <br />cortidor ot a combinatlon of evergreens, deciduous Vees, shrubs and <br />groundcover. <br />b. A landscape strip a minimum of 15 feet wide must be provided elong the <br />west property line and the south property line, except adJacent to the <br />wetland bufier. Landscaping musl provide a visual screen . At a <br />minimum, landscapinp shall consist of a 15 foot wide landscaped <br />cortidor of a combination oi evergreens, deciduous Vees, shrubs and <br />groundcover.
