Phase I- Parking must be per Ciry Zoning Code and Ciry Design and <br />ConsUuction Standards and Specifications. For the 45 two bedroom units <br />proposed and 85 three bedroom units proposed, a minimum of 198 parking <br />stalis are required. Handicap accessible spaces must be provided per <br />WAC 51-20-3151. For the 122 units total in Phase I and Phase II and the 287 <br />spaces total provided, a minimum of 10 handicap spaces must be provided. <br />17. Phase I- The site is zoned R-3(A). Required building setbacks arA 15 feet front <br />yard, 15 feet side yard on the west property boundary where the site abuts <br />single (amily properties, 5 feet side yard on the east property line, and 15 feet <br />along the rear property line. <br />Fences greater than 42 inches high are not pertnilted in the front yard. <br />Building height shall not exceed 35 feet measured (rom the base elevation of <br />the building to the top of the rooi, except for building appurtenances. <br />16. Phase II - Screening and placement of refuse disposal areas must be per <br />Section 39.OB0 of the Zoning (:ode. Refuse disposal areas must bs shovm on <br />the site plans submitted for building pertnits. <br />19. Phass II - Landscaping of the parking lot must be per Section 35.080 of the <br />Zoning Code. <br />20. Phase II - A minimum uf 20 feet of Type III landscaping must be provided on <br />the Silver Lake Road frontage. In addiGon, all excess public right-of-way must <br />be landscaped. A minimum of 5 feet of Type III landscaping is required along <br />the east and south property lines. The sVeam and wetland buifer <br />landscaping on the east and south property lines may be designed to meet <br />Type III standards, as well as the bufTer requirements. <br />21. Phase II - Parking must be provided per Section 34 of the Zoninp Code. For <br />the 12 units pro�osed, a minimum of 24 parking stells are required. If any <br />spaces are provided in garages, an additional one-half partcing stall per garage <br />space is required per Section 15.080 of the Zoning Code, unless a door <br />provides direct access irom the dwelling into the garage. <br />22. Phase II - The site is zoned R-3. Required building setbacks are 20 feet front <br />yard, 5 feet side yards, and 20 teet rear yard. <br />Buildinp height shall not exceed 35 feet measured from the base elevation of <br />the building to the top of the roof, except for building appurtenances. The <br />plans submitted for building pertnits must show the base elevation of all <br />buildings. <br />23. Phase II - 8uildinp facade modulation and roofline modulation must be provided <br />per Section 15.050 of the Zoninp Code.
