Developer agrees to tully mitigate the impacls caused by the prcpcsed development of the Project by the payment of 529,448.00 fo the Dislrict. The payment cf 529,4a8.00 is based upon the approximate number ot unhoused students expec;ed to be enrol��d lrom 113 single family dwelling units. Any adjustment in the number o} dwelling units shall result in a corresponding pro rata adjuslment or refund in the mitigation payment. Said payment shall constitute a full and complete mitigation for the direct impacis to the District of the Project. 2. Developer shall pay the proportionate share ot the sum identified herein 1cr each phase of the project prior to and as a condition o1 issuance oi building permits for each phase. 3.
