Per City standards, a chainlink or solid wooden fence a minimum of 4 feet high <br />must be placed along the edge of the defined limits of the environmentally <br />sensitive areas prior to the initiation of any land alteration activities on the site. <br />(SEPA Water and Plant and Animal Policies) <br />20. A specially designated area is required fo� washing of cars by tenants of the <br />complex. The area must be hydrologically isolated from the rest of the site, be <br />covered, and washwater from the area must drain to the sanitary sewer aRer <br />being routed through a baffle-type oil/water separator designed to Ciry <br />standards. Signs must be posted on the site limiting car washing to the <br />designated area only. The tenant lease or rental agreement must contain a <br />Gause prohibiting car washing on the site outside of the specially designated <br />area. A covenant must be recorcled and signed by the owner stating that such a <br />clause will �e written into the tenant leases and/or rental agreements. In <br />addition, a note stating that car washing is only pertnissible in the designated <br />area must be included on the stortn drainage plans. <br />As an altemative to the specially designated car washing area, hose bibs can <br />be eliminated from the site or tenant access ta them prevented. It this option is <br />exercised, the tenant lease or rental agreement must contain a clause <br />prohibiting car washing on the site. A covenant must be recorded and signed <br />by the owner stating that such a Gause will be written into the tenant leases <br />and/or rental agreements. In addition, a note stating that car washing is <br />prohibited on the site must be added on the storm drainage plans. (SEPA <br />Water and Plant and Animal Policies) <br />21. To prevent degradation of stormwater runoff from the site, the tenant lease or <br />rental agreement tor the project must contain a Gause prohibiting vehicle <br />maintenance on the site. A covenant must be recorded and signed by the <br />owner stating that such a Gause will be written into the tenant leases and/or <br />rental agreements. (SEPA Water and Plant and Animal Policies) <br />22. All storm drains in the complex must be stenciled with substantially the following <br />language: "Dump no waste, drains to stream." This reminder is typically spray- <br />painted onto the ground adjacent to the catch basin with the use of a stenr,�l. <br />The treatment must be repeated when the paint wears off (approximately <br />annually). The developer/owner may either perfortn the stenciling, or give <br />pertnission for volunteer groups to enter onto the property �end perform the <br />stenalinp. To prevent pesticides and nutrients used in landscape areas irom �rnpacting the <br />water qualiry of the wetlands and stream, the use of chemicals shall be <br />prohibited in yard areas on the perimeter of the site and othr,r yard areas <br />adjacent to wetlands. Signs noting the presence of the habitar areas and the <br />stated prohibition and reasons for not applying chemicals within these areas <br />shall be installed in the rear yards. In addition, a covenant shall be recorded <br />against the property which states that chemicals will not be used in these <br />areas.
