DETERM NATION OF NON-SIGNIFICANCE <br />FOR GUSTAVSON FOURPLEX UNITS <br />(SEPA #35-95) <br />DESCRIPTION OF PROPOSAL: The proposed action is a request for a revision to <br />SEPA DNS #35-95 for an additional 8 units for a total of 29 units (one single family, two <br />duplexes, and six fourplexes ). The original application and site plan was approved on <br />May 12, 1995. On September 13, 1995, Everett City Councii approved a revision to the <br />R-3L zone from 3600 square feet per unit to a density of 2200 square feet per unit. <br />The applicanPs revision is in resPonse to this code change. The applicant has also <br />proposed a Binding Site Plan (BSP) for 7 of those lots. <br />ADDITIONAL INFORMATION: The applicant has revised his application and provided <br />'` a new site plan with an addition of 8 units (2 fourplexes). The new plan meets new <br />r' r zoning code density requirements. The applicant has agreed to pay the additional <br />school and tra�c mitigation required by the Everett School District and the city of <br />, Everett(see attached comment letters). The revised plan will requira a rear setback <br />� variance irom the Board of Adjustment. All traffic and school mitigation fees must be <br />paid prior to Building Permits being issued for any units. Note: Condition #16 under <br />Information for the Developer is now condition #3 if Mitigation of Adverse Impacts by <br />SEPA.
