Fire • <br /> Finding: Fire hydrants are required within 350 driving feet of each <br /> dwelling. <br /> Conclusion: Lot B exceeds that standard. <br /> NOW, THEREFORE, the City of Everett hereby grants preliminary approval <br /> to Short Subdivision #10-84 with the following conditions: <br /> I. Planning Dept. Requirements <br /> A. Restrictions and covenant requirements: The applicant shall <br /> submit and record with the final plat a Declaration of Covenants <br /> and Restrictions. These must be approved by the City and address <br /> the minimum following issues: <br /> 1) All lots within this short subdivision shall be used as <br /> permitted by these covenants and restrictions. <br /> 2) No lot shall be used except for residential purposes and <br /> its usual accessory buildings. (One detached Single Family <br /> Residence or duplex, two family dwellings.) <br /> 3) Parking: One detached Single Family dwelling will be <br /> required to provide a one-car garage - total of three <br /> off-street parking. Duplex units will be required to <br /> provide a one car I-arage for each unit with a total of <br /> three off-street parking (each unit). No carports will be <br /> allowed. <br /> 4) The applicant shall formulate an Architectural Control <br /> Committee so that the design of duplexes will have variety <br /> and uniqueness. <br /> 5) Two-Family Dwelling (duple::) - entrances shall be private. <br /> 6) Applicant shall provide covenants that control where, or if <br /> trailer, camper, or R.V. may be parker or stored. <br /> 7) Garbage and Refuse Disposal - Garbage or waste shall not be <br /> kept except in sanitary containers. If outside, these <br /> shall be screened and landscaped. <br /> 8) The terms of these covenants shall be for 30 years from <br /> date of recording, which will be automatically extended for <br /> successive periods of ten years unless there is an <br /> agreement to change said covenants by a majority of <br /> property owners and the City. <br /> 9) Enforcement provision shall be established. <br /> B. Setbacks: <br /> 1) Zoning setback lines shall be shown on the plat map for Lot <br /> B. <br /> 2) Restruction on the plat map: all lots shall maintain a 20 <br /> foot setback from the back sidewalk to the garage doors. <br /> II. Fire Requirements: <br /> A. A fire hydrant is required within 350 driving feet of each lot. <br />
