III. Public Works Requirements: A. Detailed d-awings shall be submitted to the Public Works Department showing utilities, storm drainage, temporary construction erosion control, and all required improvements in the public right-of-way. Public Works Department approval of these drawings is required prior to any permits being issued. All improvements shall be completed, approved, or bonded before final approval of the Short Subdivision. B. City streets are to be kept clear of dirt and debris at all times during construction. Dust suppression and street cleaning must occur as directed by the Public Works Inspector. C As-huilts of storm sewer, sanitary sewer, and water systems will be required to be submitted as original stamped mylars. D. A one-year Warrantee Bond as required on the public street and utility systems, shall be for An amount not less than 10% of the cost of construction of the said system and shall run for one year from the date of final approval. E. Dedication of 10 feet of right-of-way on East Drive and dedi:ation of 40 feet of right-of-way and necessary easements for new street. F. Full standard street improvement on the new street shall include curb, gutter, sidewalk on both sides and 28 feet of paving. C. This Short Subdivision is voluntarily dependent on the souther_v neighboring pr -perty in the construction of the street and utility systems. This street must be constructed or a performance guarantee approved before final approval of either short subdivision can be granted. It. Local Improvement District Covenant for East Drive is required. I. Sewer and water main extensions are required in the new street. J. The driveway existing for Lot A must be removed and replaced on the new street. FINAL APPROVAL OF THIS SHORT SUBDIVISION shall be given subject to the satisfactory completion of the above specified requirements and improvements within one (1) year of the date of this Preliminary Short Subdivision approval. An extension of one (1) year may be authorized by the Planning and Public Works Department. APPEAL: Any applicant aggrieved by the decision of the City relating to a Short Subdivision may request review by the Hearing Examiner. Such request shall be made in writing to the Hearing Examiner's office, City Hall, within twenty working days; appeals must be accompanied with a fifty dollar ($50.00) fee.
