III. Public Works Requirements: <br /> A. Detailed d-awings shall be submitted to the Public Works <br /> Department showing utilities, storm drainage, temporary <br /> construction erosion control, and all required improvements in <br /> the public right-of-way. Public Works Department approval of <br /> these drawings is required prior to any permits being issued. <br /> All improvements shall be completed, approved, or bonded before <br /> final approval of the Short Subdivision. <br /> B. City streets are to be kept clear of dirt and debris at all times <br /> during construction. Dust suppression and street cleaning must <br /> occur as directed by the Public Works Inspector. <br /> C As-huilts of storm sewer, sanitary sewer, and water systems will <br /> be required to be submitted as original stamped mylars. <br /> D. A one-year Warrantee Bond as required on the public street and <br /> utility systems, shall be for An amount not less than 10% of the <br /> cost of construction of the said system and shall run for one <br /> year from the date of final approval. <br /> E. Dedication of 10 feet of right-of-way on East Drive and <br /> dedi:ation of 40 feet of right-of-way and necessary easements for <br /> new street. <br /> F. Full standard street improvement on the new street shall include <br /> curb, gutter, sidewalk on both sides and 28 feet of paving. <br /> C. This Short Subdivision is voluntarily dependent on the souther_v <br /> neighboring pr -perty in the construction of the street and <br /> utility systems. This street must be constructed or a <br /> performance guarantee approved before final approval of either <br /> short subdivision can be granted. <br /> It. Local Improvement District Covenant for East Drive is required. <br /> I. Sewer and water main extensions are required in the new street. <br /> J. The driveway existing for Lot A must be removed and replaced on <br /> the new street. <br /> FINAL APPROVAL OF THIS SHORT SUBDIVISION shall be given subject to the <br /> satisfactory completion of the above specified requirements and improvements <br /> within one (1) year of the date of this Preliminary Short Subdivision <br /> approval. An extension of one (1) year may be authorized by the Planning and <br /> Public Works Department. <br /> APPEAL: Any applicant aggrieved by the decision of the City relating to a <br /> Short Subdivision may request review by the Hearing Examiner.
