1.12 PARKING LOTS <br /> Off street parking lots, as required by the City Zoning Code, shall <br /> be constructed in conformance with the requirements for number of <br /> stalls and landscaping, as noted in the Zoning Code. Additionally, <br /> if the following is met, a maximum of 2S% of the required number of <br /> stalls may be sized for comlact cars, as shown on Standard Plan +0101 <br /> and 102. See 3.3.7 for related information. <br /> 1. The parking lot contains twelve (12) or more parking spaces. <br /> 2. The parking area is defined as "long term parking," i.e. , more <br /> than 3-4 hours and does not involve packages. For example, a <br /> shopping center could not meet this criterion, but an apartment <br /> complex could. <br /> 3. Compact stalls cannot be intermixed with standard stalls. <br /> 1.12.1 All parking lot construction shall be inspected by the Public Works <br /> Department for conformance to plans for size, layout, drainage <br /> control and structural section. The minimum acceptable structural <br /> section for parking lots shall be 2 inches (compacted) of Class "B" <br /> Asphalt placed over 4 inches (compacted) of Crushed Surfacing Top <br /> Coarse. It shall be expected that parking lot surfacing shall be <br /> placed over a properly compacted subgrade. Responsibility for <br /> subgrade compaction shall be totally with the <br /> Owner/Developer/Contractcr and shall not be checked by the Public <br /> Works Inspector. <br /> 1.12.2 Pedestrian walkways may be required within commercial parking lots as <br /> determined by City Traffic Engineei. <br /> 1.13 LANDSCAPING <br /> Landscaping shall be required on all projects to provide visual <br /> orientation for traffic safety; to create physical delineation of <br /> parking areas and to furnish definition and scale of the entire <br /> complex by interval plantings; to insure the preservation of land <br /> values by creating an environmental quality which compliments the <br /> objectives of the respective land uses, in any :one. <br /> 1.13.1 Basic Requirements <br /> 1. Parking areas or outdoor display areas fronting on a street <br /> right-of-way shall provide a five (5) foot minimum planting area <br /> along the entire street frontage, except for driveways. <br /> 2. Parking areas greater than 600f`. square feet shall provide a <br /> minimum of five (5) percent of the area for landscaping and <br /> planting, exclusive of the street frontage landscaping. <br /> Planting shall function to break up the visual blight created by <br /> large expanses of barren asphalt and to provide necessary <br /> traffic separation within the parking lot. <br /> -6- <br /> ENCt.osu.r�F Z <br /> Rev. 11/85 <br />
