6 <br /> • For specific sites in the county corridor segment,identify the relative feasibility of <br /> desired development types (e.g. multifamily residential,neighborhood—oriented retail, <br /> mixed use). Analysis will be cursory exam of return vs. investment for a <br /> representative site plan development, with evaluation of what is necessary for project <br /> feasibility. <br /> • Identify redevelopment goals and potentials for the county corridor segment based on <br /> Comprehensive plan policies, growth targets and demographics needed to support <br /> local objectives. Review with respect to the Comprehensive Plan. Define overall <br /> redevelopment strategy for corridor and identify strategies for common conditions <br /> and situations at BRT nodes. <br /> • Develop with staff,between one to three alternative schemes for the county corridor <br /> segment.Explore land use options. Identify preferred development types and evaluate <br /> different roadway designs. Identify with staff,potential circulation, streetscape and <br /> public facility measures. Prepare plans and other visuals to illustrate intended form <br /> and character.Meet with community to review and integrate components. <br /> • Identify transportation facility needs to support redevelopment consistent with the <br /> cities' and county's circulation and transit goals and policies. Explore implications of <br /> future transit systems. Examine circulation issues and opportunities on a corridor— <br /> wide basis and identify actions that could be taken on an inter jurisdictional basis. <br /> • Deliverables: <br /> o A corridor redevelopment scenario with one or more development schemes, <br /> for each segment illustrating redevelopment opportunities, proposed types, <br /> public improvements, and general public actions necessary to support each <br /> segment. <br /> o A comparative analysis of different scenario options. <br /> o Possible transportation actions and analysis of implications with emphasis on <br /> inter jurisdictional opportunities to work with WSDOT and transit providers. <br /> o Corridor wide context map and associated information. <br /> D. Alternative Scenario Review <br /> • Prepare for and conduct a public open house/work session to evaluate scenario <br /> alternatives. <br /> • Conduct a Developers Forum to review development scenarios and receive comments <br /> from the development community on the conditions and actions necessary to achieve <br /> the desired redevelopment. <br /> • Meet with the community to sketch a preferred concept. <br /> • Brief the Planning Commissions and/or Councils and take direction. <br /> • Deliverable: <br /> Slobs\09\0930 Evergreen Way\Admin\Makers PSA Amendment-EETP Grant 3-17-30.doc(Y3 7/15/1999) <br /> 23 <br />
