Prior to issuance of any permits, the applicant must provide an easement to the Zevenbergens per the requirements of the Amended Concomitant Agreement. 20. Parking must be per the Amended Concomitant Agreement and City Design and Construction Standards and Specifications. A minimum of 2 spaces must be provided for each of the 72 units. Calculations showing the number of parking spaces must be provided on the site plan submitted for building permits. 21. A landscape plan showing compliance with all applicable conditions in the Amended Concomitant Agreement must be reviewed and approved by the Planning Department prior to issuance of any permits. The plan must cover the following areas: a. Landscaping along 13th Avenur. West. b. Revegetation of all areas disturbed during construction in the native growth protection tracts/easement. C. Landscaping of the proposed recreation areas, open spaces, and detention ponds. d. Landscaping of the parking lot. e. Fencing of wetland buffers and native growth protection tracts/easements. f. Planting along trails. The plan must be to scale and must include the following: a. Proposed final grades. b. Species names of all plants proposed to be used. C. The number, size, and spacing of all proposed plants and the height of trees and shrubs at time of planting. d. Method of irrigation proposed. e. Location and dimension of required planting areas. f. Fencing details g. The location of pedestrian walkways and sidewalks. h. Soil preparation and planting specifications. i. Planting details for street trees per the city's tree policy. j. Calculations for required parking lot landscaping and the areas actually provided. Note that condition 29 of the Preliminary Subdivision Approval for this property requires that street trees be provided on 13th Avenue West.
