These comments address building issues only. Additional revisions or additions may be required by other departments (such as Utilities, Planning or Fire). All references refer to the 2003 International Residential Code, as amended by the State of Washington and/or Washington Slate Energy Code 2004 Edition, unless stated otherwise. In order for the processing of your application to continue, it will be necessary to provide the Building Division with two complete new sets of drawings reflecting the corrections requested. 1. Provide Section of roof over front door. Show how roof is supported. 2. Specify footing size and reinforcing for point loads from glue-laminated beams (3 places). 3. Stairs are required to be minimum 36" clear width. 4. Spacing of braced wall ,ines shall not exceed 35 feet on center in both the longitudinal and transverse directions in each story. 5. Hold down specified at garage/laundry is for a framed fluor not a slab-on-grade. 6. Show how roof raRcrs are supported to the foundation in the area above the shed dormer. Trace all gravity loads. 7. Provide detail of alternate braced wall panels at garage door returns. Show multiple studs and hold-downs. 8. Verify gravity loads on 2 x 10 floor joists supporting loads from roof. 9.
