NlcDulTy <br /> 3605 Colby Avenue <br /> Everett, SVA 98201 <br /> LOCATION: 2208 Goth Street <br /> PROPOSED PROJECT: Short subdivision of approximately .29 acres into two i 's. <br /> A single family residence can be built on proposed lot 1. <br /> ZONING: R-2, Single Family Detached, Medium Density <br /> ENIC SECTION 18.20.060 REQUIRES THAT THE FOLLOWING ELEMENTS <br /> SHALL PROVIDE A BASIS FOR APPROVAL OR DISAPPROVAL OF PROPOSED <br /> SHORT SUBDIVISIONS: <br /> A. Comprehensive Plan - Evaluation of all elements of the Comprehensive Plan and <br /> its consistency with the proposed short subdivision. <br /> Finding: The Everett General Plan designates this area as 1.3, Single Family <br /> Detached, 10-12 dwellings per gross acre. The proposed project has a density of <br /> approximately 6.9 units per gross acrL. <br /> Conclusion: The proposed short subdivision is below the density shown in the <br /> Everett General Plan. No additional lots can be created because of lot size <br /> requirements. <br /> B. Existing Zoning - Evaluation of existing zoning and its compliance with the <br /> proposed short subdivision and Chapter. <br /> Findings: The existing zoning of this short Subdivision is R-2, Single Family <br /> Detached, Medium Density. The R-2 zone requires a minimum lot size of 5,000 <br /> square feet for a single family residence. A minimum lot width of 50 feet and a <br /> minimum lot depth of 80 feet are required. <br /> Conclusion: The proposed short subdivision mets all zoning requirements. <br />
