C. Natural Environment - Evaluation of the impacts and provision for mitigation of all <br /> impacts on all elements of the natural environment including topography, <br /> vegetation, soils, geology and all environmental issues as defined in the State <br /> Environmental Policy Act, WAC 197.11 and Chapter 18.24. <br /> Findings: The lot is fairly level. The Soil Survey of Snohomish County indicates <br /> Alderwood-Urban soils for that area. <br /> Conclusions: Impacts are insignificant on the natural environment. <br /> D. Drainage - Evaluation of all drainage impacts and provisions made for mitigation <br /> of all drainage impacts as defined in the City's Comprehensive Drainage Ordinance <br /> and Chapter 18.24. <br /> Findings: The property is located within the Ravemia Creek Drainage Basin. A <br /> ditch exist along the strfet frontages. <br /> Conclusions: The City of Everett Public Works Department will review the <br /> method of storm water drainage for the future dwellings at the time of building <br /> permit application No adverse impacts on drainage are anticipated as a result of <br /> this short subdivision. <br /> E. Open Space - Evaluation of all impacts and provision for open space as defined in <br /> Chapter 18.24. <br /> + Finding: The R-2 zone requires that no more than 40% of the lots be built upon. <br /> Conclusion: Adequate provision for open space can be provided on each lot in this <br /> short subdivibion. <br /> F. Public Systems Capacity - Evaluation of all impacts and provisions made for <br /> mitigation of impacts on public wstems including parks, schools, and community <br /> facilities as defined in Chapter 18.24.020. <br /> Finding: The proposed short subdivision is in the Everett School District. The <br /> School District has not requested a mitigation fee or Reservation or Dedication of <br /> land for school sites. <br /> Conclusion: The City will not require school mitigation. <br /> G. Public Services - Evaluation of all Imps •ts and provisions made for mitigation of <br /> impacts on public services including streets, all public utilities, fire and police <br /> protection as defined in Chapter 18.24. <br />
