3. The garage on lot 2 must be removed prior to final approval unless otherwise <br /> approved by Planning and Public Works Departments. <br /> 4. Lot 1 must install two oil'street parking stalls prior to final approval. <br /> APPROVAL OF THIS SHORT SUBDIVISION shall be given subject to the satisfactory <br /> completion of the above specified requirements and improvements, one (1) year for a <br /> short subdivision where there are no public improvements, three (3) years where public <br /> improvements are required. <br /> NOTE: THERE ARE NO TIME EXTENSIONS FOR SHORT SUBDIVISIONS. <br /> APPEALS TO HEARING EXAMINER FOR SHORT SUBDIVISIONS: All appeals of <br /> decision relating to short subciivision shall be made to the Hearing Examiner. The <br /> decision of the Hearing Examiner shall he the final action unless appealed to City Council. <br /> Standing to appeal is limited to the following: 1) the applicant or owner of the property on <br /> which the short subdivision is proposed. 2) any property owner who deems himself <br /> aggrieved and will thereby suller a direct and substantial impact from the proposed short <br /> subdivision.
