-4- <br />Mr. Johnson had the following comments: <br />1. The building at 2938 Rucker is fifty years old and <br />needs remodeling and updating. <br />y <br />2. Remodeling will improve the general appearance of the area. <br />.3. Parking has never been a problem in the past. <br />Mr. Wally Turner, the prospective purchaser of the property, <br />made the following statements. <br />1. The proposed use of the building is the same as its present <br />usage. <br />2. It is difficult to obtain more parking in the area. However, <br />the twenty-five (25) foot lot directly to the north of the <br />building will be utilized for as much parking as the Code <br />allows. <br />3. The wholesale automotive parts business is not a high -traffic <br />business. <br />4. The applicant is attempting to upgrade the building and the <br />area. <br />There was no opposition from the audience. <br />After visually viewing the subject property and considering all <br />the facts it was moved by Mr. Russell seconded by Mr. Berg and <br />unanimously carried to grant the applicant's•request for the <br />following reasons: <br />1. That the variance is necessary for the preservation of a sub- <br />stantial property right that is enjoyed by other businesses <br />in the area. <br />2. Granting the variance will not be detrimental to the public <br />welfare or injurious to property in the vicinity. <br />3. Granting the variance will not adversely effect the compre- <br />hensive plan because there will be very little change in the <br />use of the bulding. <br />As a condition to the granting of this variance the following <br />stipulation was made. <br />1.
