MELUM FOR APPROVAL OF A CITY OF EVERETT MODIFICATION TO A PRELIMINARY PLAT Public Works Dept. APPROVAL (COLBY PLACE) SUBD. #1-86 DECISION: The preliminary plat approval of Colby Place is amended to allow lot #13 to have a side yard setback of 14' on the west side. INTRODUCTION On June 20, 1986, the Everett Hearing Examiner granted approval of a 17 lot subdivision on property located east of Colby Avenue and south of Madison and west of the PUD right-of-way in the City of Everett, Washington. The preliminary plat approval was granted subject to conditions. Included in the conditions of approval was condition I(C) which required lot #13 to have minimum setbacks shown on the face of the plat of 20' on the entire southeast side, 20' on the west side, and 6' on the north side. The Applicant has requested modification to allow the west side of lot #13 to have a side yard setback of 14'. A hearing on the request was held before the Everett Hearing Examiner on June 24, 1987.
