Mr. Fuller represented himself and made the statement that because of an
error in figuring the square footage of the buildings, only forty-five
(45) parking spaces were required rather than sixty-eight (68). Mr.
Jamie Johnson, the Building Official, verified this amount. Mr. Fuller
also made the statement that there was other off-street parking available
to the rear of his business and that he was allowed to utilize the parking
spaces in that area. However, the use of this parking ha been by a verbal
agreement.
Mr. Ted Dahl, who owns the property to the southwest of 2902 Hewitt, was
against the granting of the variance for the following reasons:
n
1. That he hopes to construct a future parking lot and did not wish
the customers of 2902 to use his lot.
2. That he was required to do some paving and landscaping and felt
Mr. Fuller should do the same.
3. That he had to buy additional property to provide the parking and
felt that Mr. Fuller should also do the same.
After visually viewinc the subject property and considering all the facts
and testimony, it was moved by Mr. Russell, seconded by Mr. Black, and
unanimously carried. to grant the variance as the request meets the require-
ments of Section 19.70.060 of the Everett Municipal Code, which states,
1. That such variance is necessary for the preservation and
en.oyment of a substantial property right of the appellant
posoessed by the owners of other properties in the same
vicinity or zone.
2. That the authorization of such variance will not be detrimental
to the public welfare or injurious to property in the vicinity
or zone in which the property is located.
3. That the granting of the variance will not adversely affect the
comprehensive general plan.
On motion, the meeting adjourned at 9:45 p.m.
Jamie G. Johnson, Secretary
Board of Adjustment
-6-
