CITY OF EVERETT <br />PLANNING DIRECTOR DECISION <br />Review Process II ill0-008 <br />2010 <br />The City of Everctt Planning Director grants approval of a request by Steven and Rachcal Wehr to <br />construct a 660 squarc-foot, detached garaZ up to a maximum height of 20 feet at 2409 74a' St. SE <br />with the following conditions: <br />I. Any change to the design and/or roof pitch of the proposed garage requires Planning Director <br />approval. The height of the garage is limited to a maximum of 20 feet. <br />2. A covenant acceptable to the City Attorney's off ice shall be recorded on the title to the property <br />stating that the property owner acknowledges the requirements of IiMC 19.07.020, and stating that <br />the use of any accessory stricture is limited to accessory activities permitted by the zone in which the <br />property is located, and that the accessory building shall not be converted to living area or used for <br />any purposes which arc not in full compliance with zoning and building code requirements. <br />3. The garage's siding and roaring material must be compatible with the existing dwelling. <br />Chapter 7 ol'the Everett Municipal Code (EMC) states that the Planning Director may look at such <br />factors as view obstruction, aesthetic impact on surrounding properties, and impact on neighborhood <br />character. l he Planning Director approved the detached garage based on the following: <br />The subject property is an 11,700 square foot lot with a 2,376 gross square -foot dwelling unit. The <br />pyosed 660 squarc-foot, detached garage will be located behind the residence and accessed from <br />74' Street SE from an existing access point. The garage has been designed to compliment the <br />residence and the surrounding neighborhood. The garage should not obstruct views.
