It <br />is the people, not the lots, that create crowding and a higher density <br />living style. Zoninq achieves this end by limiting residences and lot <br />sizes. Cimitin9 '�ot size also helps to nwintain a consister�t aspect <br />and character in a nei3hborhood. <br />Therefore, if our request does r�ot increase ihe population (i.e. <br />density) of the r�eighborhood, it is not out of line with the purpose <br />that that zoning intends .It can therefore be legitimately approved. <br />Further, if the request more accurately keeDs the established character <br />of its neighborhood, it should be approved. <br />Approvin9 this lot split will not affett ANY established density or <br />zoning controls. The two homes already exist on the one lot and <br />NOTHING WILL BE ADDED. <br />The character of this neighborhood is residential,mostly owner- <br />occupied,with other smaller lots on the same block. Dividing this lct <br />will change an atypical grandfathered duplex into two single family <br />residences, much more in keeping .+ith the neighborhood. <br />The cwners are requesting the division because the two homes on one <br />lot create a financial hardship as is. Eoth real estate companies anc <br />banking institutions have stated tliat the two beautiful liomes are not <br />financiable (6y thein nor FHA,VA etc). l:e have even investigated the <br />condo conversion avenue, yet these same ler,ders tell ��s there is no . <br />interest in two unit condos. <br />By not having that dividing line in Planning records,though all <br />other City utilities �onsider them separate homes, these houses cannot <br />be re;old with any finanr,ing ability available.
