The lota as proposed would be approximately 4,ODD aq. it. The <br />property Sa zoned H-1. .All lots created in the A-1 zone are roquired to bc <br />7,OOO,sq. ft. in area. The proposed lote do not meet this rcquireaent. The <br />question hae beeo asked� can these lots be divlded with a variance Prom lot <br />area7 <br />ANSWER: The answer 1s no, for the follor+ing reasons: <br />Ordinance 1119-85 ia the controlling ordinance for <br />subdlvision o}' property. <br />2. Section U(D)(3) requires all lots created in short <br />subdlvlsion must be in compliance with existing zonipg <br />regulatioas. The existing zoninR of property in R-1, <br />whlch allows eingle famlly dwel.lings on 7�000 aq. ft. <br />lots. The proposed lota do not meet thls requirament. <br />3.
