It <br />ts the people, not the lots, that create crowding and a higher densit,y <br />living style. Zoninq achieves this end by limiting residences and lot <br />sizes. Limiting lot size also helps to maintain a consist�nt aspect <br />and character in a neighborhood. <br />Therefore, if our request does r�ot increase the populatio� (i.e. <br />density) of ti�e neighborhood, it is not out of line with the purpose <br />that that zoning intends .It can therefore be legitimately approved. <br />Further, if the request more accurately keeps the established character <br />of its neighborhood, it should be approved. <br />Approving this lot split will not affect ANY established density or <br />zoning controls. The two homes already exist on the one lot and <br />NOTHING WILL BE ADDED. <br />The character of this neighborhood is residential,mostly owner- <br />occupied,with othEr smaller lots on the same block. Oividing this lot <br />will chan9e an atypical grandfathered duplex into two single family <br />residences, much more in keeping witli the neighborhood. <br />The owners a+-e requesting the division because tl�e two homes on one <br />lot create a financial hardship as is. Both real estate companies and <br />banking institutions have stated that the two beautiful homes are not <br />financiable (by them nor FHA,VA etc). We have even investigated the <br />condo conversion avenue, yet these same lenders tell us there is no <br />interest in two unit condos. <br />By not having that dividing line in Planning records,though all <br />other City utilities consider them separate homes, these houses cannot <br />be resold with any financing ability available.
