The lots as proposed would be approximately 4,D00 eq. ft. Tha <br />property ia zoned R-1. .All lots created in the A-1 zone are roquirod to be <br />7�ODO.aq. ft. in area. The prcponed lota do not meet this requirament. The <br />question has been asked, can these lots be divided with a verience from lot <br />area? <br />ANSMER: The ansaer is no, for the following reasons: <br />1. Ordinance 1119-85 is the controlling ordinance for <br />subdivielon of property. <br />2. Section A(D)(3) requires all lots creeted in ehort <br />aubdivision must be in compllance aith exiating aoning <br />regulations. The exiating zoning of property ie H-1, <br />xhloh ellous aingle family dwellings on 7,000 aq. ft. <br />lota.
