Conifer Apartments September fl, 197G Page Six <br />The piles should be desi9,ied as end bearin9 piles with a bearing <br />capacity of 20,000 pounds per square foot based on the nomin�l diameter <br />of the piling. No allno-rance is necessary for side friction o; downdrag <br />which are expected to be small r.ompared to the end bearing capacity of <br />the piles. <br />The lo�v retaining wall between units 1916 and 1918 is badly <br />cracked. 4!e recommend that it be reconstructed and physically separated <br />from the building. <br />Carports, retaining a�alls bet�aeen carports, and porches may <br />cither be pile supported or separated from the buildings and supported <br />on shallow spread footings in the fill. Since structures supported <br />on fill will continue to settle somewhat, it is important that they be <br />physically separated from the buildings. <br />Foun�ations for structures or walls supported on the fill may <br />be designed usin9 a bearin9 value of 1500 powids per square foot for <br />footin�s at least 14 inches wide and bottomed 12 inches or more beloo-r <br />the loti;est adjacent grade. <br />We expect that settlement of ttie pile foundations �aill be on <br />the order of 1/2 inch or less. There is the possibility of some residual <br />settlement rrmaining in the fill just north of the area recommended for <br />pilc support, and there also may be some residual stresses in the build- <br />ing from settlement that has already occurred. This may lead to <br />crackin9 as much as a year or two in the future, which may re�uire patch- <br />in9 or repair. 41e expect th�t tliis �aill be very minor. <br />CNTRAP;C�S P,ND UTILITIFS <br />Utilittes, with thc exception of sanitary se��ers, should bc <br />arranged so that they enter the northern 1/2 of the building and are <br />entircly supported o�� the building frame.
