( <br />INFORMAT[ON FOR DEVELOPER. <br />The foliowing infortnation is provided for the devcloper's beneflt. These aze not SEPA <br />conditions. All requiremems are preliminary in nature, and are based upon the preliminary <br />site plan and the ordinances in eflect at time of si�bmittal for SFPA review. The proposal <br />must compty with all ordinances in e(Tect at the time a complete building permit <br />applicatian is filed, including those not �pecifically set forth herein. (F.xception: For <br />��esting under the Zoning Code, please refer to Section 44 of the Zoning Code). Coetqct <br />the Planning Department for information regarding appeals processes for the reqi!irements <br />listed in this document. <br />1. Detailed drawings in accordance with City Design und Constructinn Standerds <br />shall be submitted to the Public Works Department, showing site parking layout, <br />landscaping, utilities, st:,ro drainage, and temporery aonstruction erosion control, <br />and all required imprc .ments in the public right-of-way. Public Works <br />Dcpartmcnt approval �,; tnese drawings is required prior to any pertnits being <br />issued. All improw:ments shall be completed and approved warranted before the <br />Occupancy Pcrmit is issued. <br />2. Special charges for connection to the sewer and water systems in accurdance with <br />Ordinance 1171-85 and its subsequent revisions are applicable. Those cnazges will <br />ba increased by approximately 50% eflective luly 13, 1994. The charges will again <br />be increased by 50% effective Ja�wary 13, 1995. To avoid the higher utiliry <br />connection charges a complete building �,eRnit application (including appropriate <br />civil construction plans stamped by a licensed engineer) must be filed with the <br />city's Public Works Department prior to the effective date of the increase. <br />3 On-site detention of stormwater runoff from impervious areas is required per City <br />standards. <br />4. Treatment of stortnwater runoff from paved areas must occur, per City standards, <br />prior to dischargc of the stormwater from the site. <br />5. Stormwater dc;ention/retenticm, qualiry protection, and treatment requirements for <br />this project shall be those requirements in cflect at tha time of application for <br />Public Works Fermits. Currently, three options for stormwater treatment are <br />presented in the City standards. The least preferred option is allowed only if the <br />first two options arc infeasible in thc opinion of the Public Works Department. <br />The options for stonn•.vater treatment are, in order of preference: <br />• An infiltration basin designed and constructed according to Ci:y <br />standerds, if suitable soils cxist on thc site. <br />• A wetpond designed and constructed to City standards <br />• A baflle-type oiUwatcr seperator followed by a vegetated swale, both <br />designed and constructed according t� Ciry standards. <br />
