Due to thc topography of the site, an infiltration basin i� probably not feasible. <br />However, it appears that a wetpond would be feasible on this site. <br />This site is in the Beverly Lake drainage basin. Two stortn drainage systems in the <br />vicinity ofthis project discharge to Beverly Lake and are candidates to receive this <br />site's developed stormwater runoti' Discharge of stormwater to cither system <br />would require an analysis to determine that the system was adequate to convey this <br />site's stormwater runofl without erosion or Flooding. <br />8. 'fhe stortn drainage system closest to this site carries stortnwater runofl' from <br />Evergreen Middle School into Beverly Lake. This drainage system is wholly <br />private and does not curtently convcy this site's stormwater runoli' An easement <br />from the owner would be required for discharge of stortnwater to this storm <br />drainage system. <br />9. Thc other storm drainage system is downhil! farther to the west and does represent <br />a netural dischargc point for this site's runofF. Improvements along 75th would <br />probably be required in order to access the western stortn drainage system with <br />this site's srortnwater nmoff. <br />10. Per City ��olicies, due to the proximiry of the site to Beverly Lake, seasonal <br />limitations will be placed on land alteration activ�ties. Land elteration activities aro <br />defined �s the City's Design and Construction Standards and Specifications as <br />clearing, grubbmg, excavation, Blling, grading, end stockpiling. Determination of <br />the exact seasonal limitation period requires site specific infortnation generally not <br />available until the project design stage. However, preliminary analysis using the <br />information available at this time indicates that land alteration activities on the <br />project site will be restricted to the period between April 1 and October 1. <br />I 1. �ull standard half street improvements are required to this projects 75th Street <br />S.E. Gontage, including but not limited to curb, gutter, sidewalk, street widening <br />and drainage control per city Design and Construction Standards and <br />Specifications. <br />12. Parkin�; must be per city 'Loning Code and ciry Design and Construction Standards <br />and Specifications. For lhc 40 units proposed, a minimum of 32 parking stalls arc <br />rcquircd. A minimum of h�ro handicap spacc must bc providcd. <br />13. City streets and alleys are to be kept clear of dirt and debris at all times during <br />construction. Dust suppression and street cleaning must occur es directed by the <br />Public Works Inspector. <br />14. As-builts of stortn sewer, sanitary sewer, and water systems will be required to be <br />submitted per City Design and Construction Standards and Specifications. <br />
