FINAL, DEMLARATION Or Nola-SICNIFIOAfX11' Description of Proposal The proposed action is the issuance of building permits to allow construction of 86 condominium units to be housed in four buildings on a 5.9 acre site. The following factors were considered prior to making a preliminary decision on this proposal: 1. The site is zoned R-3, multiple -family low density residence zone, which would allow this use. 2. The proposed aiLe is currently vacant and is wooded with small Alder and scattered Fir and Pine trees. 3. Access will be provided via 75th Street SE'. The proposal will add•traffic to 75th Street SE, approximately 500 trips per day, as generated by 66 additional condominium units. Ingress and egress must be designed in conformance with Traffic Engineering requirements. An additional 10'feet of right-of-way must be provided along 75th Street. 4. The site drains into Beverly Lake. Drainage must be designed in accordance with City's Drainage Ordinance. Oil -water separators (and adequate maintenance of the separators) must be provided. 5. Fire Hydrants must be provided in conformance with Fire Department Requirements. 6. Erosion and silt control measures must be taken during the construction phase.
