The following_�Q� <br />. <br />factors were considered prior to making a preliminary decision on this proposal: dl <br />1. The site is zoned R-3, multiple -family low density residence zone, which <br />would allow this use. <br />2. The proposed site is currently vacant and is wooded with small Alder and <br />scattered Fir and Pine trees. <br />3. Access will be provided via 75th Street SF.. The proposal will add'.V is <br />to 75th Street SE, approximately 500 trips per day, as generated o6 <br />additional condominium units. Impress and egress must be designe conformance <br />with Tra fi fiooin arine requirements. An additions �feet -water <br />must be provide d along 75th Street. <br />4. The site drains into Beverly Lake. Drainage must be designed in accordance with <br />City's Drainage Ordinance. Oil -water separators (and adequate maintenance <br />of the separators) must be provided. <br />5. Fire Hydrants must be provided in conformance with Fire Department Requirements. <br />6.
