The site is located within an area desiqnated by the Ever.ett <br />General Plan as a"Planned Industrial District.�� 75th Street <br />S.W, is an entry corridor into the Planned indu�trial Distrir_t. <br />The General Plan states, "landscaping, sidewal'cs, and special <br />design treatm��nt should be required along all entry corridors <br />into the Planned Industrtal District.'� To meet the intent of <br />the policy, the following requirements must be met: <br />a. StLeet trees must be provided on 75th Street S.W., with <br />species approved by the Parks Department. Street trees <br />must be planted at intervals no greater than z0 feet on <br />center. (SEPA Land and Shoreline Use Policies) <br />b. A pedestrian walkway must be provided from 75th Street <br />S.W. to the new buildinq. The location and design of the <br />sidewalk must be consistent with the approved SEPA site <br />plan dated October 29, 1991. (SEPA Transportation <br />Poli�ies) <br />c. Any siqnaqe identifying ehe facility from the str�eet shall <br />consist of a monument sign, rather than a freestanding <br />siqn. (SEPA Land and Shoreline Use Policies) <br />![ITIGATION REQUIItED BY SXISTING CODSS AND ORDINANCBS <br />1. Grass lined swales and a baffle type oil/water separator are <br />required per City Design Standards. The gr�ssy swale must be <br />shown on the required landscaping plan, as well as on Public <br />Works drainaqe plans. (SRPA Water Policies) <br />2. An overfill protection system must b3 installed for the <br />underqround unleaded gasoline storage tank. This system <br />consists of the following features: <br />a. A spill catchment basin that surrounds the underground <br />storage tank's fill pipe, prevents the inflow of the stored <br />substance, into the subsurface environment, and drafns minor <br />overfil2s into the underground tank once volume becomes <br />available. <br />b. An audible alarm system, triggered by a liquid level sensor, <br />that alerts the tanker operator when the tank has been <br />filled to 95$ capacity. <br />c. An automatic shut-off device that stops the flow of product <br />beinq delivered to the underqround storage tank when the <br />underground tank is full. <br />d. A 55 gallon drum full of absorbent material must be kept in <br />a location convenient to the unleaded qasoline fuelinq area <br />and the tanker transfer areas. The absorbent material must <br />be used in the clean-up of any spills of gasoline or oil. <br />Ea <br />
