Any runoff from paved areas must be treated by vegetated swales <br />prior to enterinq wetland areas or being discharged from the <br />site. No stormwater facilities, including detention facilities <br />or vegetated swales, may be located inside wetl.and or buffer <br />areas. Wetlands may not be used for detention of stormwater. <br />Per City standards, a chainlink or solid wooden fence a minimum <br />of 4 feet high must be placed along the edge of the defined <br />limits of the environmentally sensitive area prior to the <br />initiation of any land alteration activities on the site. <br />Development of the site must not adversely affect the hydroloqy <br />of the wetland. The quantity and rate of water entering the <br />wetland from this site must be determined for current <br />conditions. Under developed conditions, a similar rate and <br />quantity of roof drainage of treated runoff must continue to be <br />discharqed to the wetland. All other stormwater discharge from <br />the site must be tied into the 75th street storm system. <br />Point source discharqes to wetlands should be avoided. <br />Techniques that result in disperspd discharge should be <br />explored, such as dispersion trenches or buried perforated pipe <br />located at the wetland buffer edge. (SEPA Water Policies) <br />5. The channel of the stream associated with wetland A is eroding <br />immediately north of the sewer easement. Stabilization of the <br />eroding section of the channel must occur as part of the <br />development of. this site. Stabilization techniques must <br />minimize the long and short-term impacts to the associated <br />wetland and must be designed to not affect upstream wetland <br />hydrology. Public: Works and Planninq Department approval of a <br />stream stabilization plan is required. (�EPA Water Policies) <br />6. The applicant or its successor shall provide an alternative <br />transportation mod:a information area in the lobby, entry area, <br />or other central location approved by the City. This display <br />area should provide public transit schedules, car/vanpool <br />information, and a list of ridematch service phone numbers, and <br />identify bike lock/shelter and preferential parking locations. <br />Transit information should be made available to staff and <br />visitors at the activity center.
