u <br />YZNAL DECLATtATION OF NON-SIG2iIF'ICI.NCE <br />ik!scription of Proposal <br />�ea3z <br />The proposed action i� the issuance of buildinq and qradinq permits to allow the <br />cronstruetion of a 150,000 sq. ft. industrial building on an approximately 40 acre <br />•ite. The fallovir�q facturs were consi3ered anci the listed requi�ements were <br />plaeed in response to co�mnents submitted during our review of an envizonmental <br />chacklist for this proposal: <br />1. The aite is zoned M-1, Aeavy Manufacturinq Zone, which would allow <br />this use. The site is currently vacant and r+oode3 with alder saplings <br />and a few everqreens and is in an area of incrensinq industrial develop- <br />ment. An approximate 5 foot grade difference exists where this site <br />abuts 75tii Street. <br />2. 11 150,000 sq, ft. buildinq only is beinq proposed at this time. All <br />mnirocunental review proce�lures must be complied with when specific <br />devclopment is proposed for the remaininq portion of the site. <br />3. �.pproximatel} 130 employees are antiaipated in the new facillty. <br />4. Considetable amount of cuttinq and fillinq is proposed for the site <br />includinq approxin..itely 25,000 cu. yds. fill, 37,000 cu. yds, cut, <br />12.000 cu. yds. stockpiled and 8,000 cu. yds. to be removed from <br />the site. Soil removed from the site must be deposited at an approved <br />e location. <br />5. Drainaqe shall be designed in conformance with the City's drainaqe <br />ordinance. Implementation of an approved temporary erasion control <br />plan, oil and sediment removal, and reseedinq oE exposed soils not <br />developed within 30 days is required. Drainage detention is required <br />' and must be approved by the Public Works Department. <br />6. Participation in the proqram to fund the Southwest Sanitary Sewer Inter- <br />cegtor is zeaui.red. <br />7. 1Wequa:.e water pres�ure and fire hydrants must be prov33ed in compliance <br />vith Yuhlic wcrks and Fii•e Depart�ent zequizements: A hydrant is required <br />vAthln 200 ft, of all buildings. <br />8. FScterior ;ignj�ig of the site and exterior bi�ilding treatment must be <br />appiovr.6 by tha Planning Department. <br />9, EXterio: 1.i.ghtinq shall be designed to SES stanc�ards with luminance dis- <br />tance r.utotf designed to be approximately at tht property lines. <br />10. 11 landsr.aoin, plan must be approved by �he Planning Department. Any <br />parkinq area� located contiguous to the fzontage of 75th Street must be <br />separated fr�m the stieet by substantial landscapinq, as indicated �n the <br />preliminaiy site plan of Pfarch 28, 1980.
